Mr Landlord has a manual (LANDLORD SURVIVAL HANDBOOK OF 100 RENTAL FORMS) that would supply you with most any form that you might need. I've used many of them.

uslegalforms has really good rental agreement forms for each state and are state specific as laws are different in each state (You can access these forms right from this website, by clicking on the green "FORMS" link toward the top center of this page). They are not free and vary in price from $10-$18 dollars but are well worth it. I would say that it is not wise to use free generic rental agreement forms as you will get what you didn't pay for. I suggest checking out the state-specific forms available.

Buy the CD (of 150 Rental Forms available on this site), tweak them and then bring them to a lawyer for refinement to your local laws. It will save you time (money) with the lawyer. The CD is well worth it.
