 Very informative without all the fluff. CD included with all forms you need to get started. It also has tear out forms you can copy. It has sections for each states laws on different issues. This is not an investment book either, but has all kinds of information on being a good landlord.

This book comes with a CD that you can load on you computer with forms, including the Lead Base Paint form, in english and spanish. It also has leases, and tons more info. The book is expensive but well worth the money, Even if you just use it as a guide and type your own forms.

I also like "Every Landlords Legal Guide". It doesn't just give you someones opinion, it gives you the actual legal rights and wrongs on specific issues.
